Mortgage rates eased in late October but are still well above last year. Freddie Mac's weekly survey put the average 30 year fixed rate at 7.24% on October 29, 2026, down from 7.32% the week before and up from 6.17% a year earlier. The Federal Reserve held its policy rate on October 28. Here is what that means for a monthly payment and what you can control as a buyer in New Jersey or New York.
Where are mortgage rates right now?
Freddie Mac's Primary Mortgage Market Survey for the week of October 29, 2026 showed:
- 30 year fixed: 7.24% on average, from 7.32% a week earlier and 6.17% a year earlier.
- 15 year fixed: 6.60% on average, from 6.68% a week earlier and 5.41% a year earlier.
What did the Fed decide, and does it set my rate?
On October 28, 2026 the Federal Reserve kept the federal funds target range at 3 3/4 to 4 percent. The vote was 10 to 2, and the two dissenters preferred an increase.
The Fed does not set mortgage rates. Mortgage rates move with longer term bond yields and lender pricing. A Fed decision can move them, but your rate depends mostly on the market on the day you lock and on your own credit, down payment and loan type.
What does the rate mean for my monthly payment?
Here is the math for principal and interest only on a $400,000 loan over 30 years. At 7.24%, the payment is about $2,726 a month. At last year's 6.17%, it would be about $2,442. That is a difference of about $284 a month for the same loan.
Your full payment also includes property taxes, homeowners insurance and, for many condos and co-ops, monthly charges. In New Jersey and New York those can add a lot. Use our mortgage calculator with your own numbers before you set a budget.
What can I control as a buyer?
- Get Loan Estimates from at least three lenders on the same day, so the quotes are comparable.
- Compare the APR and the total in Section A of the Loan Estimate, not only the rate.
- Ask how long a rate lock lasts and what it costs to extend it.
- Ask whether the quote includes discount points, and how much each point lowers the rate.
- Check your credit report for errors before you apply.
Should I wait for rates to drop?
No one can promise where rates go next. Waiting can make sense if you are not ready, but if you find the right home, a good rule is to buy a payment you can afford today. If rates fall later, refinancing may be an option, but it has costs and depends on your situation at the time.
Meanwhile, prices and competition in many NJ and NY towns still move with the season. Fall and winter often bring fewer buyers. Talk to a local agent about how homes are selling in the towns you are looking at.
First time buyer? Look at assistance programs
Down payment and closing cost help can matter more than a small rate change. New Jersey's housing finance agency and New York's SONYMA both run programs, and New York City has HomeFirst. Our first time buyer guide links each one.

- Know your budget for the full monthly cost, not just the loan.
