2026 loan limits for New Jersey and New York counties

For a one unit home in 2026 the conforming limit is $1,209,750 in the New York metro counties and $832,750 in Mercer County. The FHA limit is $1,249,125 in the metro counties and $541,287 in Mercer. The table shows every county and borough we cover, for one to four units.

What the limits mean

  • Conforming limit: the largest loan Fannie Mae and Freddie Mac can buy. Above it, the loan is a jumbo loan.
  • FHA limit: the largest loan FHA can insure in that county.
  • VA loans have no limit for borrowers with full entitlement.

How to use the table

  • Find the county the home is in, not the county you live in now.
  • Use the column for the number of units in the building: one for a house, condo or co-op, two to four for multi family.
  • The limit is for the loan amount, not the price. A bigger down payment can keep a loan under the limit.

Questions people ask

When do the 2027 limits come out?
FHFA usually announces next year's conforming limits in late November. We update this page after the official file is published.
Why is Mercer County different?
Mercer County is in its own metro area, so it uses the national baseline limit instead of the higher New York metro limit.
Does a co-op count as one unit?
Yes. Loan limits for a co-op apartment, condo or single family house use the one unit column.
