Mortgages for ITIN borrowers
Some lenders offer mortgages to borrowers who file taxes with an Individual Taxpayer Identification Number (ITIN) instead of a Social Security number. These are usually non-QM portfolio loans, not government backed loans, and terms vary widely by lender.
What to expect
- A larger down payment and higher rate than many standard loans.
- Proof of income through tax returns filed with your ITIN, and a history of on time payments.
- Only some lenders offer these loans. Ask directly whether a lender has an ITIN program.
Government programs
- Since May 25, 2025, FHA loans are limited to U.S. citizens and lawful permanent residents under HUD Mortgagee Letter 2025-09.
- Check any state or city down payment program's own residency rules before you apply.
- A HUD approved housing counselor can review options with you for free or at low cost.
Questions people ask
- Can I get an ITIN mortgage with no credit score?
- Some lenders accept other payment history, such as rent and utility bills. Ask each lender what it accepts.
- Can I buy with a co-borrower who has a Social Security number?
- Yes, in many cases. The loan options depend on everyone on the application, so ask the lender to review both.
- Are ITIN loans legal?
- Yes. Lenders can offer them. They must still follow federal lending laws, including the duty to check your ability to repay.
