Mortgages for a second home
Lenders treat a second home, like a beach or lake place you use yourself, between a main home and a rental. Rules are usually stricter than for your main home and easier than for an investment property.
What lenders look for
- You use the home yourself for part of the year and it is not rented out full time.
- You can afford both housing payments at once, plus cash reserves.
- The home is a reasonable distance from your main home or in a typical vacation area.
Before you buy
- FHA and VA loans are for the home you live in, not second homes.
- Check flood zone status and insurance costs for shore and lake properties.
- If you plan to rent it out, ask the lender first. Heavy renting can make it an investment property.
Questions people ask
- Can I rent out my second home sometimes?
- Some occasional renting may be allowed, but rules vary. Tell the lender your plans before you apply.
- Do loan limits apply to second homes?
- Yes. The conforming limit for the county where the second home is located applies.
- Is the rate higher than for a main home?
- It is often priced higher than a main home and lower than an investment property. Compare Loan Estimates.
